Commercial EPC

An EPC is now mandatory before any commercial building can be marketed for let or sale. The commercial EPC will provide potential buyers or tenants with an important assessment of the energy cost and energy consumption of the building.

The EPC advices the owner or tenant of ways to improve the efficiency of the building. The EPC is graded in a similar way to the domestic EPC with an A rated building being the most efficient and a G grade building being the least efficient.

The commercial EPC is valid for 10 years and can only be performed by a qualified commercial assessor. The cost of a commercial EPC is very much dependant upon the individual property. The price will vary depending on complexity of the building.

Factors to be taken into account are:
  • Square Meterage plus number of floors

  • Heating/air conditioning system present

  • Layout of building/zones in building
The following properties are exempt from commercial EPCs.
  • Free standing units less than 50sqm
  • Places of worship
  • Temporary buildings
  • Where a building is due to be demolished
  • Industrial sites plus non-residential agricultural buildings
